Creating a development like the Square is an honour, but one which comes with its challenges. We spoke to Opas Klinhom – Senior Designer / Project Manager to find out exactly how they went about designing it.

Here, we were tasked with designing an array of family homes to suit lots of different people – we’ve done this at the Square in a really subtle way, and while the externals are almost seemingly identical, each house is like the other and boasts individual traits.
From the outset, our design evolved around the simple concept of two main housing typologies - park-facing townhouses and mews style houses.
The result is townhouses situated around the park, with juxtaposing mews houses forming the street and court area. And for good measure, a pair of semi-detached houses are located on a section of the street joining the park and the mews court.
What this did is create three principle house types to appeal to a wide customer range; large terraced houses, large semi-detached houses and smaller mews style houses. The mews street, which is Fortune Street running off Brooklands Road, and the wider mews area provide very unique 2.5 storey houses offering a feeling of intimacy in the spaces.
Prioritising the needs of family occupants was one of the principle drivers in developing these housing typologies. The resulting flexible family accommodation sees kitchen and dining spaces at ground floor provide a ‘family space’ – with easy access to the garden; while living spaces at first floor are quieter and more relaxed through their separation from the street and garden.
For instance, the house type on the south edge of the park faces north to take advantage of views over the park but still enjoy the southern aspect of the garden. For this reason, the kitchen and dining room was placed at the back of the ground floor with easy access to the garden and the living room placed on the first floor with dual aspect over the park and the garden. The roof terrace above the kitchen/diner will provide additional amenity space at second floor yet still within easy reach of the living room.
Every design element has been completed to make family life as accessible as possible. These houses are arranged as three-storey terrace to provide a strong edge to the park. The front facades of the houses are deliberately stepped to create modelling and shadow so that this terrace doesn’t feel overly dominant. This has worked well and definitely complements the area.
While the east side of Lautier Park the three storey semi-detached town house typology is used to create spaces between houses and give longer views to the allotment spaces beyond and between the houses. These town houses also have kitchens at the front on ground floor with dining facing onto the east facing gardens. These properties continue the rhythm of the adjacent houses along the site, creating a transition between the more traditional houses and the contemporary design of the Brooklands Square architecture.
Outside, we put kids first. Our primary aim was to make the streets feel like places where children could play, with good surveillance from the houses with the car subservient to pedestrians.
The design of spaces, streets, landscape and the legibility of the scheme have also been given careful consideration. Subtle variations in some of the typologies create variety in the streetscape, way finders and also provide some variation in the accommodation on offer - where each house has private space for gardens, entertaining and parking.
Being a part of the Square at Brooklands development has been incredibly rewarding – and the feedback we’ve received from customers has been superb; we really are looking forward to seeing the community come to fruition.
